What is a First-Time Buyer Program?

There is no single first-time buyer loan. Instead, several programs are built to make a first purchase easier, including conventional loans with 3% down, FHA loans with 3.5% down, and zero-down VA and USDA loans. You generally count as a first-time buyer if you have not owned a home in the past three years.

Options from 0% to 3.5% down depending on the program.

Everything about the First-Time Buyer Program

Your first-home roadmap

Start with a pre-approval so you know your budget. Then shop for homes, make an offer, complete the appraisal and underwriting, and sign at closing. Your loan officer will walk you through each milestone.

Most purchases close in about 30 to 45 days after an accepted offer.

Comparing your loan options

Conventional loans reward good credit and let you remove PMI later. FHA loans are more forgiving on credit. VA and USDA loans offer zero down for eligible borrowers. We will price the options side by side.

Budgeting for closing costs

Closing costs typically run a few percent of the purchase price and include lender fees, title, escrow and prepaid items like insurance and taxes. Sellers can often contribute toward them.

Getting your credit ready

Pay every bill on time, keep credit card balances low and avoid opening new accounts before you apply. Even a small improvement in your score can lower your rate.

  • Pay every bill on time, especially in the months before you apply
  • Keep credit card balances low, ideally under 30% of each limit
  • Avoid opening new accounts or financing large purchases until after closing
  • Check your reports and dispute any errors

We can run a free review and show which changes would make the biggest difference.

How much home can you afford

Lenders look at your debt-to-income ratio: your total monthly debts including the new house payment, divided by gross monthly income. Many programs allow 43% to 50%, but a comfortable budget is often lower.

Your payment includes principal, interest, property taxes, homeowner's insurance, mortgage insurance and any HOA dues. Use our calculator for a quick estimate, then we will give you exact numbers.

First-Time Buyer Program FAQs

Have a question that is not answered here? Ask a loan officer.

Who counts as a first-time home buyer?

Generally anyone who has not owned a primary residence in the past three years.

How much do I need for a down payment?

It can be as little as 0% with VA or USDA, 3% with some conventional programs, or 3.5% with FHA.

Should I get pre-approved before house hunting?

Yes. A pre-approval tells you your budget and makes your offer stronger.

Can family help with my down payment?

Yes. Most programs allow gift funds with a signed gift letter.

Do I have to be a true first-time buyer?

Many programs define first-time buyer as someone who has not owned a home in the last three years, so previous owners may qualify.

What is the difference between pre-qualified and pre-approved?

A pre-qualification is an estimate. A pre-approval means we have reviewed your credit, income and assets, which makes your offer stronger.
