What is a VA loan?

A VA-backed loan helps eligible veterans, service members and surviving spouses buy or refinance a primary home. Private lenders provide the financing, and the U.S. Department of Veterans Affairs guarantees part of the loan. Fidelity Funding can help you understand eligibility and compare your options.

No down payment

Eligible borrowers can buy a home without a down payment, subject to entitlement, appraisal and lender approval.

Competitive rates

Because the VA guarantees part of the loan, lenders can offer rates that compare well with other loan types.

Compare your options

Review your rate, fees and estimated payment with a loan officer.

Use your benefit again

You may be able to reuse your benefit with remaining or restored entitlement.

Funding-fee exemptions are available to eligible borrowers.

Who is eligible

Eligibility is based on your service history. Veterans, active-duty service members, National Guard and Reserve members who meet service requirements, and certain surviving spouses can qualify.

You will need a Certificate of Eligibility (COE). We can request it for you in most cases.

The VA funding fee

Most VA borrowers pay a one-time funding fee that helps keep the program running. The fee depends on the type of loan, your down payment and whether you have used your benefit before. It can be added to the loan or paid at closing.

Veterans receiving VA compensation for a service-connected disability, and certain surviving spouses and Purple Heart recipients, are typically exempt.

VA refinance options

VA Streamline Refinance (IRRRL): If you already have a VA loan, an Interest Rate Reduction Refinance Loan can lower your rate or move you from an adjustable to a fixed rate, with limited paperwork and often no appraisal. It must leave you better off, and you need to confirm that you live in the home now or did in the past.

VA cash-out refinance: A separate option that replaces your current mortgage, VA or not, with a new VA loan so you can turn some of your home equity into cash. It is a full refinance, so it includes a new appraisal and review.

Property requirements

For a purchase, the home must be your primary residence and meet the VA's minimum property requirements for safety and soundness. A VA appraiser will confirm value and condition.

Entitlement and using the benefit again

Your VA benefit is reusable. If you have full entitlement there is no VA loan limit, so you can buy with no down payment as long as you qualify for the payment. If part of your entitlement is tied up in another VA loan, a down payment may be needed on a larger purchase.

Entitlement can be restored when you sell the home and pay off the loan, and in some cases a one-time restoration is available if you pay off the loan but keep the home.

VA Loan FAQs

Have a question that is not answered here? Ask a loan officer.

Can I use my VA loan more than once?

Yes. You can use the benefit again after selling or paying off a previous VA loan, and in some cases you can have two VA loans at once.

Does a VA loan have a loan limit?

Borrowers with full entitlement have no VA loan limit, although lenders still need you to qualify for the payment.

Can I buy a multi-unit property?

Yes. You can buy a property with up to four units if you live in one of them.

Can I use a VA loan for a second home?

No. VA loans are for a home you will live in, though you can buy a 2 to 4 unit property if you occupy one unit.

Does my spouse need to be on the loan?

No. Only the eligible veteran or service member needs to be on the loan, although a spouse's income can help you qualify if they are included.
